What We Offer
If you as a Landlord/Freehold Management Company have experienced problems with regard to collecting monies due from Leaseholders, we could be able to help.
We have an in-house Solicitor who has spent many years working in the property management sector, therefore we feel that D&S Property Management can offer you the best legal expertise.
As an alternative to continually chasing Leaseholders via your own internal procedures or instructing an external Solicitor who will expect to receive payment on account before actually dealing with the matter, you could instruct D&S Property Management to deal with these problem properties/tenants or leaseholders.
If you as a Leaseholder are being chased for money you do not think is due or want advice on a Section 20 Notice you have received D&S Property Management can help and advise you.
Our Property Managers are members of the 'Institute of Residential Property Managers' (IRPM) and/or are Qualified Property Solicitors who are regulated by The Solicitors Regulation Authority (SRA).
We operate in a continued development programme, keeping you informed of any relevant changes or updates to legislation regarding property management.
A Snapshot of the services we can offer
- Visit and inspect the property as often as you require it, to ensure all buildings and grounds are in good order and all services are working
- Advice on compliance and statutory obligations.
- Employ, supervise and manage contractors and staff – tender for work, get quotations and select the best people
- Manage Section 20 works
- Negotiate, renew and manage specialist maintenance contracts
- Manage Leaseholder and Landlord questions or queries
- Manage building and (if applicable) Directors insurance - arrange and renew correct cover
- Arrange Company Secretary duties
- Liaise with accountant for account filing and account cerification
- Assign properties when necessary, keeping up to date registers of leaseholders and tenants, along with all appropriate property records
- Plan, manage and maintain dedicated and separate service charge accounts
- Collect service charge and ground rent as required and send the client regular statements when required
- Pay bills to service companies, small contractors and other suppliers
- Prepare detailed quarterly/half yearly/annual financial reports and reconciled year end accounts in your preferred format, when required
- Prepare the annual service charge budget
- Meet your health, safety, & fire risk obligations
- Attending and minute take at AGM's and Directors Meeting when required.
